Spencer Skuse and Potter are a solicitors firm headquartered in Llanishen, Cardiff, with practice offices in central London, Exeter Business Park and Clevedon. Founded in 2014 by Graeme Skuse and John Potter, we act for clients across England and Wales on residential and commercial property, wills and probate, family law and commercial disputes. Where we sit

Cardiff is the head office. We come to you.

Four offices means a client in Bristol does not have to come to Cardiff and a client in Devon does not have to come to Llanishen. Cardiff is the head office and the registered address. London is our authorised branch. Exeter and Clevedon are local meeting offices for the South West. Each office has its own local phone number. Most files are handled by email, post and telephone after the initial instruction.

Most files through the door are residential or commercial conveyancing, which is why we hold Conveyancing Quality Scheme accreditation. Behind that sits a private-client practice (wills, probate, LPAs), a family practice, and a commercial and civil litigation practice that includes partnership and shareholder agreements. We act for clients across England and Wales.

Wills, probate and lasting powers of attorney

Drafting wills, administering estates, applying for the grant of probate, preparing both kinds of LPA (property and financial affairs, plus health and welfare). John Potter leads. Appointments by telephone or video for clients outside Cardiff and Llanishen.

Divorce, separation and child arrangements

Divorce, separation, financial settlements, child arrangements orders, prenuptial and postnuptial agreements, cohabitation and co-ownership of property. Mediation-first where the family circumstances allow.

Company and commercial advice, partnership and shareholder agreements, commercial conveyancing and landlord-and-tenant work, civil litigation, commercial disputes, boundary and building disputes. London branch handles a significant share of partnership and shareholder matters.

Our story

A Cardiff firm with reach. Twelve years and counting.

Spencer Skuse and Potter was incorporated on 25 November 2014 by Graeme Skuse and John Potter (Companies House 09327080). Within ten months the firm had been authorised as a Solicitors Regulation Authority recognised body (SRA 623746, authorised 10 September 2015), cleared to provide the full range of reserved legal services.

The firm began in Cardiff with the conveyancing practice that remains its largest line of work, and grew the bench and the office network from there. The London branch sits two minutes from Leicester Square. Exeter sits between the M5 and Sandy Park. Clevedon serves the Bristol commuter belt. The footprint is unusual for a firm of this size, and is the structural commitment behind the line on the home page: we act for clients across England and Wales.

Residential and commercial property, done quietly and on time.

Conveyancing is the largest single line of work through both Cardiff and Exeter, with John Potter and Graeme Skuse handling most files between them. We hold the Law Society's Conveyancing Quality Scheme accreditation, the accepted Law Society standard on transparent quotes, regulated timelines and structured file-handling. Twelve to fourteen weeks is the current national average from offer to completion on a freehold sale or purchase in a chain. Leaseholds run longer because the landlord and management company replies take time.

Lender panel coverage. We are on the panel of the major UK lenders. Specialist or smaller lender, ring the Cardiff or Exeter office to confirm panel membership before instructing.

Fixed-fee quotes. Fixed fee for the conveyancing work itself, with disbursements (searches, Land Registry, SDLT or LTT) shown separately. Quote returned within one working day on a written enquiry.

Local office. Local phone. A Devon client phones the Exeter 01392 number and gets a local fee earner. A Cardiff client phones the 02920 number. A Bristol client phones Clevedon on 01275. The number is the office, not a switchboard.

Do you act for clients outside Cardiff, or do I need to come in?+

Yes, we act across England and Wales. The four offices exist precisely so that a Bristol client is not asked to come to Cardiff and a Devon client is not asked to come to Llanishen. Most conveyancing files are handled entirely by email, post and telephone after the initial instruction. If you would rather meet in person we will book an appointment at the office nearest you.

What does residential conveyancing cost, and what is included in the fee?+

Our fee is a fixed quote on a per-matter basis, with the disbursements (search fees, Land Registry fees, SDLT or LTT) shown separately. We hold Conveyancing Quality Scheme accreditation, which means the firm meets Law Society standards on transparency and process. How long does a residential conveyance usually take from offer to completion?+

Twelve to fourteen weeks is the current national average for a freehold sale or purchase in a chain. Leaseholds run longer because the landlord and management company replies are slower to come back. We will tell you up front the realistic timeline for your specific matter and update you in writing at every stage.

Can I make a will or an LPA remotely, or do I need to come into one of your offices?+

Most clients sign their will or LPA at the office nearest to them, but for clients with mobility issues, those abroad or those in hospital, we arrange home visits or remote signing where the law permits. John Potter leads the wills, probate and LPA practice from the Cardiff office.

Are you on the panel for my mortgage lender?+

We are on the panel of the major UK lenders for residential conveyancing. If your lender is unusual or you are remortgaging with a specialist, ring the Cardiff or Exeter office first and we will confirm panel membership before you instruct us.
